PRICE: $16,500,000.
LAND SIZE: Approximately 23,000 acres of ranch land and 300 acres of
irrigated farm land.
IMPROVEMENTS: Property has a farm house , 14 pond dams, 7 fenced pastures,
a 5 stock tank well water system (extending approx. 6 miles), 5 irrigation
wells plus irrigation pipe and Interstate Highway (I-25) frontage.
WATER RIGHTS: Approx. 1,100 acre feet of usable water rights. Some of the
best on the front range of Colorado.
LOCATION: The RANCH is located between Colorado Springs and Pueblo, on
Colorado’s main Interstate highway. The I-25 corridor is the number one
growth area in the state of Colorado.
The ranch land is high south
plains grassland. It has a diverse landscape ranging from rolling
gravel hills to flat plains.
There are a few trees and a lot of grass and cactus. The Ranch will
support 550 cow/calf units year round, which are based on grazing 22,000
acres of grassland during an average year. Using augmentation
of hay from the farm is not included. Scattered ponds are seen
across the whole ranch and help water the cattle and wildlife. The
farm has been irrigated by ditch, growing grains, barley and hay.
The owner is in the process of converting the ditches to pipe and the
crops to grass hay. Water is very shallow and easily pumped.
The farm (300) acres produces approximately 3.5 tons of hay per acre per
year from 2 cuttings. The owner would like to keep the flood plain
(creek Bottom) and approximately 320 acres of the ranch for his private
use. This is not part of the 300 acre farm. |
